Preservation Options

Option 1 - The Conservation Easement

This simple option allows you to make a legal agreement that will restrict the type and amount of development that can take place on the land, regardless of future ownership.  You may live on the land, use it, sell it, or pass it on to heirs. You may also decide to allow, restrict, or prohibit public access to the easement.  The NOHLC will help you set up the restrictions you want, whether they are to prevent all future development or limit the number of new structures. 

With the conservation easement option, you retain ownership rights to the land, including its sale.  You benefit from possible income, property and estate tax savings.  You preserve the land for future generations.

Option 2 – Outright Land Donation

You may decide to donate a full or partial piece of property to the conservancy.  How much land and when is up to you.  You may find this option appealing if you are using the land mainly as a personal natural area, and/or wish to continue living there.
